Second stage a preliminary design of the floor layout presented, where adjustments and changes will be recommended and discussed with the Architect  The design and aesthetics are finalized to the clients satisfaction. A perspective (artist impression) depicting materials texture and lifestyle is presented to the client. The artist impression gives a good indication of what your house will look like once it's built. 

    Fourth stage the preparation of constuction drawings for the approval by local authorities. Drawings included is an electrical layout and window schedule, and in the case of a townhouse complex or office complex a site development plan is included.
